Entry to The Gables

The Gables 16-unit condominium complex commands a four-acre lot in Chapel Hill, North Carolina, on Martin Luther King Jr. Boulevard, three blocks from Franklin and Columbia Streets.

Its condominiums range in size from 1,222 to 1,497 square feet, with living room, dining room, kitchen, two bedrooms, two full baths, one or two bay windows with six-foot-square glass panes, and roofed patio. Bathrooms are spacious. Two penthouses, of 2,109 and 2,335 square feet top the building’s two wings, with large open terraces, two or three bedrooms and fireplaces. The front entrance is on the street-level third floor. In back the building descends three stories to a jewel-like pool and gazebo. A vented, well-lit, secure access garage, with one or two parking spaces for each apartment, occupies most of the second story.

Erected in 1985 on a precipitous site long thought unbuildable, the Gables was the brain-child of Chapel Hill architect Philip Szostak, whose father acted as structural engineer on the project. Szostak drew his plans on spec, utilizing a rhythmic pattern based on the span of the building’s steel beam supports. Concrete floors between the stories make the building virtually soundproof. All the Gables’ hallways overlook the swimming pool, gazebo, creek, and the small woods beyond the creek, which functions as a de facto wildlife preserve.

The Gables’ residents range in age from early twenties to late eighties. Respect for privacy and differing points of view make for both warmth and freedom in this 16-unit community.
